Negotiate Business Terms with Shortlisted Parties
Issue and negotiate sublease proposals (LOI / term sheet) covering rent, term, fixturing period, assumption of obligations, and any inducements offered.

Secure Landlord Consent / Explore Surrender
Submit consent application to landlord with subtenant financials and business use details. Concurrently evaluate lease surrender economics if preferred by all parties.

Finalize Sublease Documentation
Legal counsel prepares and reviews sublease agreement. Confirm sublandlord/subtenant obligations, SNDAs, and conditions precedent. Execute documents.

Subtenant Fixturing & Occupancy
Subtenant takes possession during fixturing period. Client (sublandlord) provides any agreed access or allowances. Monitor milestone dates and conditions.

Completion
Commission Payable on Successful Occupancy
Subtenant achieves occupancy. Commission becomes payable per engagement terms. File post-transaction summary and update client CRM record.
